A lot of homes went under contract in April, and there are still quite a few that have not closed as of this morning. If all of them close like they should, we should have a pretty far April. I am predicting something that has never happened before in our local market - at least not in recent memory - the median price will be lower year over year. Even though March's median was $240,000 ($15,000 less than February) it was the same as February 2006. I estimate April's median to be in the mid $240's which is around $5,000 less than last April.
