I have never made a big deal about sellers selecting the seller coverage when offering a home warranty. With homes taking much longer to sell now than we have seen in a long time, and many of them being vacant I am thinking the $60 extra bucks is a good investment. One of my sellers did select the coverage to protect them during the listing, and today their air conditioning went out. As long as it is a covered repair they will only pay the service fee of $75, and the rest will be taken care of by the warranty company. This was a good call on their part. This just came up today, so I thought I would put out there for any sellers that may be reading this.
