Here are a few numbers concerning homes for sale in Orlando and the surrounding areas. These numbers include Seminole county and Osceola county as well as Orange county. The number of homes active on the market right now is 27,397. That is a big number, but it has not moved very much so far in July.

There have been over 800 closed sales so far in July with a median price of $257,000. There are over 2,600 pending contracts with a median asking price of $259,900. It is hard to say how many of those pending sales will close before the end of the month. Around 1,500 are expected to close by July 31st, but many will not. One that I expect will close is 4250 Corrine Dr. #204.
