There are only 40 homes for sale in Baldwin Park, and 53 pending sales. Last month there were 10 closed sales. The numbers on the three groups are as diverse as the home styles in the neighborhood. Of the 40 active the average list price is $614,900 and the median is $470,000 with 34 of the homes being equity listings. Only four are short sales and two are bank owned. Also 28 or 70% are single family homes. Of the pending sales only 22 or 41.5% are single family homes. One is a bank owned property, 38 are short sales and only 14 are equity sales. The average list price of the homes with contracts is $345,220 while the median list price is only $281,868.
It would appear there is still a bit of a disconnect between asking price and contract prices. Of the ten homes that closed last month the average sales price was $554,800 and the median sales price was $512,500. Eight of those sales were equity sales and only two were short sales. The other thing I have noticed is that some homes that have been on the market for an extended period are going under contract finally. Two homes that have been on the market for more than 1,000 days are now pending. One is listed at about $750,000 and the other at twice that price.
